How we run a job
Method
Every job starts from the rent-start date in the tenant’s lease and works backward. Week one is a walk of the shell with the architect, the engineer and our superintendent, then a written schedule and a line-item budget. The permit set goes to the city by week three, and long-lead items such as storefront glass and rooftop units are ordered the same week.
On site, one superintendent stays with the job from demolition to the final walk. Owners get a photo log every Friday and a punch list that is closed before the keys change hands.
Recent Fit-Outs
From permit set to occupancy
Our work is tenant improvement: offices, shops and dining rooms inside buildings that already stand. We keep no more than seven jobs open at a time, so the superintendent who walks the shell is the one who signs off the punch list.
Since 2009 we have handed over 212 suites across the Denver metro, from 1,800 sq ft coffee counters to 40,000 sq ft office floors. About a third of our work is repeat work for the same building owners and property managers.
Who we build for
Tarnwell works for whoever signs the tenant improvement contract: building owners, their brokers and property managers, and the brands moving in. Architects bring us drawings to price.

If a plan-review comment, a late rooftop unit or a failed inspection moves the opening date, the owner hears it from us the same day, in writing, with the new date, the reason and what it will cost.
Our schedule rule, on every job since 2009
On site
What an owner sees on a Tarnwell job, week by week. Demolition and layout take the first two weeks; framing, rough-in and inspections run through week eight; ceilings, finishes and millwork close out the rest. Our superintendent walks the site with the owner every Friday, sends a photo log the same afternoon, and keeps the inspection card on the wall where anyone can read it. When the city signs the certificate of occupancy, the punch list is already closed.
